Abstract
Presents guidance to the ground related risks to the built environment from contaminated land, including risks to: buildings, transport infrastructure, services, gardens and ancillary buildings. Outlines a systematic means of managing the range of risks to the built environment over the lifetime of the building development. Decisions which may be required include: for foundations on a deep fill, whether to adopt a low-cost ground improvement technique in preference to piling, taking into account possible remedial costs within the design life of the building, for foundations where there is a gas migration problem, whether a passive venting system is adequate, for services in contaminated ground, the level of protection required. Principally focused on low-rise buildings, particularly housing. It is seen as complementary to, firstly, the model procedures for the management of contaminated land being developed by DEFRA/Environment Agency and, secondly, the Environment Agency and NHBC (2000) guidance for the safe development of housing on land affected by contamination. These procedures and guidance are briefly described in the text. Guidance is concerned with the technical aspects of building development on brownfield sites rather than with legal issues.
