JCT Design and Build Contract (DB)
Appropriate for detailed contracts and employer's requirements which have been prepared and provided to the contractor. The contractor will carry out and complete the works and the design. The employer employs an agent to administer the conditions. Can be used where the works are to be carried out in sections, by both private and local authority employers.
The current version of this document is Design and Build Contract guide 2024. JCT 2005 Contracts should not be used for construction contracts entered into after 1 October 2011. Replaces JCT 98 with Contractor's Design. Updates the 2007 revision. The principal revision is the incorporation of sustainability provisions, following JCT’s consultation, and provisions building on OGC’s Achieving Excellence criteria. Aspects of the payment provisions have been modified while awaiting the outcome of the proposed payment legislation. Includes Terrorism Cover Update, issued December 2009.
